When it comes to buying a home, misinformation spreads faster than the truth. You've probably heard these myths from well-meaning friends or family — and they're so widely repeated that many buyers take them as fact. But purchasing a home is one of the largest financial decisions of your life, and believing the wrong things can delay your goals or steer you in the wrong direction.

As a Realtor, part of my job is to make sure you walk into the home-buying process informed, confident, and empowered. So let's break down three of the most common myths — and replace them with the truth.

MYTH #1

Do You Need a 20% Down Payment to Buy a Home?

This is the myth I hear most often — and it's the one that causes the most unnecessary delays. Buyers put their dream of homeownership on hold for years while saving toward a 20% target they were never actually required to hit.

A larger down payment does come with real benefits: a lower monthly payment, no private mortgage insurance (PMI) on conventional loans, and stronger purchase offers in competitive markets. But it is not a requirement to buy a home.

The right down payment depends on your loan type, your financial picture, and your goals — not an arbitrary percentage.

THE TRUTH

Many buyers qualify for loan programs with as little as 0–3.5% down. FHA loans require 3.5%, conventional loans can start at 3%, and VA and USDA loans offer 0% down options for eligible buyers. Rather than waiting years to hit 20%, let's look at what's available to you now and what each scenario means for your monthly costs and long-term equity.


MYTH #2

Pre-Approval and Pre-Qualification Are the Same Thing

These two terms are used interchangeably all the time — even by people in the industry — but they are meaningfully different. Mixing them up can lead to surprises at the worst possible moment in the buying process.

Here's exactly how they differ:

PRE-QUALIFICATION

Informal Estimate

Based on self-reported income, assets, and debt. No documentation required. Fast, but carries no real weight with sellers.

PRE-APPROVAL

Verified Commitment

Requires income verification, tax returns, bank statements, and a hard credit pull. Results in a conditional loan commitment sellers take seriously.

THE TRUTH

When you're ready to make an offer on a home — especially in a competitive market — sellers and listing agents strongly prefer buyers who are pre-approved, not just pre-qualified. Getting pre-approved before you start touring homes puts you in a far stronger position and prevents disappointment if your financing falls short. I always recommend this as one of the first steps we take together.


MYTH #3

Are Online Home Value Estimates Actually Accurate?

In the age of instant information, it's tempting to rely on the number that appears on Zillow, Realtor.com, or any other platform with one click. But automated valuation tools — called AVMs — have real and significant limitations.

An algorithm can analyze recent sales data in a given zip code. What it cannot do is walk through the front door. It has no idea if a home has been fully renovated, if the roof is at end-of-life, if the layout is awkward, or if there's a highway behind the backyard.

THE TRUTH

Online estimates are a starting point — not a verdict. A Comparative Market Analysis (CMA) from a local real estate professional accounts for condition, upgrades, location nuances, and current market activity that no algorithm can replicate. Before you dismiss a listing because of an online estimate, or assume a home is priced fairly, let's take a deeper look together. You may be walking away from a great opportunity — or overpaying without knowing it.
